AN ORDINANCE AMENDING Title 51 of the Revised Ordinances of
Salt Lake City, Utah, 1965, relating to Zoning, by adding thereto a
new Chapter 13A, relating to Single-Family and/or Planned Unit
Developments.
Be it ordained by the Board of Commissioners of Salt Lake City,
Utah:
SECTION 1. That Title 51 of the Revised Ordinances of Salt Lake
City, Utah, 1965, relating to Zoning, be, and the same hereby is,
amended by adding thereto a new Chapter 13A, relating to Single Family
and/or Planned Unit Development, to read as follows:
CHAPTER 13A
SINGLE-FAMILY AND/OR PLANNED-UNIT DEVELOPMENTS
Sections:
51-13A-1. Purpose and use regulations.
51-13A-2. Area, front yard, side yard, rear yard, and
height regulations.
51-13A-3. Special exceptions permitted.
Sec. 51-13A-1. Purpose and use regulations. The purpose of
the "R-lA" District is to protect and enhance areas where single-
family dwellings may be constructed under various ownership
patterns including condominiums, cooperative and individual owner-
ship of a building and its site. The district is intended to
encourage better site design, additional flexibility, promote
increased open areas and achieve efficiencies in the provision
of streets and utilities by allowing a slightly higher density
and the clustering of owner-occupied units in various relation-
ships in keeping with an approved plan.
In a Residential"R-lA" District no building or structure shall
be erected which is arranged, intended, or designed to be used
for other than one or more of the following uses:
(1) Any use permitted in a Residential "R-1" District.
(2) Accessory uses as specified under a Residential "R-1"
District, in conformity with the requirements governing such uses.
In addition thereto, private garages or paved parking areas may
be maintained for storage purposes only, where no repair facilities
are provided, when located in the rear yard of the structure to

which they are accessory, not less than sixty feet from the
front lot line and not less than thirty feet from any other
street line on which the property faces and fifteen feet
from any residential unit on an adjoining lot.
Sec. 51-13A-2. Area, front yard, side yard, rear yard
and height regulations. Area, front yard, side yard, rear
yard and height regulations are the same as for a Residential
"R-1" district.

Sec. 51- `',A-3. Special ex,ceptions permitted. In carrying
out the stated purpose of an7"R-lA" district special exceptions
may be granted to permit the construction of clustered, owner-
occupied detached and attached single-family dwellings and
multiple family structuresunder various ownership patterns
including condominiums, cooperative and individual ownership
of a building and its site by following the conditions and
procedure as outlined in Section 51-6-10 of this title.
SECTION 2. In the opinion of the Board of Commissioners it is
necessary to the peace, health and welfare of the inhabitants of Salt
Lake City that this ordinance become effective immediately.
SECTION 3. This ordinance shall take effect upon its first
publication.
Passed by the Board of Commissioners of Salt Lake City, Utah, this
21st day of February, 1974.
