AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED
ORDINANCES OF SALT LAKE CITY, UTAH, 1965, AS AMENDED, RELATING TO
REZONING AND FIXING BOUNDARIES OF USE DISTRICTS.
WHEREAS, in response to the request made for downzoning by
the East Central Neighborhood, said request being known as
Petition No. 324 of 1980, the City Council of Salt Lake City,
Utah, has held lengthy public hearings before its own body and
before the Planning Commission, has taken into consideration
extensive citizen testimony, planning and demographic data,
personal on-site inspection of the area as part of its
deliberations. Pursuant to these deliberations, said Council has
concluded that a comprehensive rezoning of said East Central
Neighborhood will be appropriate to preserve the existing viable
family neighborhoods of low density housing. However, said
action is only one of the tools which the Council desires to be
explored concurrently with implementation of this ordinance that
will protect existing non-conforming uses and encourage
development and growth in the community that will be compatible
with the best interests of the particular neighborhood involved
and sensitive to the needs for the City as a whole. Therefore,
the City Council of Salt Lake City, Utah, hereby adopts the
following amendments to the Use District provisions in Title 51.
NOW, THEREFORE, be it ordained by the City Council of Salt
Lake City, Utah:
SECTION 1. That the Use and Use District Maps, as adopted
by Section 51-12-2 of the Revised Ordinances of Salt Lake City,
Utah, 1965, relating to the fixing of boundaries of Use
Districts, be, and the same hereby is, amended as follows:
Sec. 51-12-2. Boundaries of Districts. That the following
described parcel of residential land in Salt Lake City, generally
located in that area of the East Central Community located
between South Temple and 600 South Street and 900 East to
University Street, currently zoned Residential "R-5" and
Residential "R-6" is hereby zoned Residential "R-3A" and the "Use
District Map" is amended and changed accordingly.
"R-5" and "R-6" to "R-3A":
Commencing at the southwest corner of the
intersection of South Temple and University
Street, thence west along the south side of South
Temple Street to a point 165 feet west of the west
line of 1000 East Street; thence south 660.0 feet
along a line parallel with and 165 feet west of
the west line of 1000 East Street to a point on
the north line of 100 South Street; thence east
116.0 feet along the north line of 100 South
Street; thence south 254.50 feet; thence west 73.5
feet; thence south 40.0 feet; thence west 12.5
feet; thence south 332.5 feet; thence east 17.0
feet; thence south 165.0 feet, more or less, to
the north line of 200 South Street; thence west
47.0 feet along the north line of 200 South
Street; thence south 1584.0 feet, more or less,
along a line parallel with and 165.0 feet west of
the west line of 1000 East Street to a point on
the north line of 400 South Street; thence east
297 feet, more or less, to the northeast corner of
the intersection of 1000 East and 400 South
Street; thence south along the east side of 1000
East Street to the southeast corner of the
intersection of 1000 East and 500 South Street;
thence west along the south side of 500 South
Street 297 feet, more or less, to a point 165 feet
west of the southwest corner of the intersection
of 500 South and 1000 East Street; thence south
along a line parallel with and 165 feet west of
the west side of 1000 East Street 660 feet, more
or less, to a point on the north line of 600 South
Street; thence easterly along the north side of
600 South Street 2541 feet, more or less, to the
northwest corner of the intersection of 1300 East
and 600 South Street; thence north along the west
line of 1300 East Street 660 feet, more or less,
to the southwest corner of the intersection of
1300 East and 500 South Street; thence east along
the south line of 500 South Street, 429.0 feet,
more or less to the northwest corner of the Mount
Olivet Cemetery; thence northeasterly 132 feet
more or less to a point on the north line of 500
South Street, said point being 324.0 feet, more or
less, east of the east line of 1300 East Street;
thence north 792.0 feet, more or less to the
northwest corner of the intersection of 400 South
and University Streets; thence north 3036.0 feet,
more or less along the west line of University
Street to the point of beginning.
SECTION 2. This Ordinance shall take effect thirty (30)
days after the date of its first publication.
