(Rezoning of South Central Community)
AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED
ORDINANCES OF SALT LAKE CITY, UTAH, 1965, AS AMENDED RELATING TO
REZONING AND FIXING BOUNDARIES OF USE DISTRICTS.
WHEREAS, the City Council of Salt Lake City, Utah, has
previously determined after lengthy public hearing and
deliberations reviewing citizens testimony, planning and
demographic data and an on-site inspection of the area known as
the South Central Community, that comprehensive rezoning is
appropriate in order to foster and preserve the viable neighbor-
hoods and housing existing within said Community. Said Council
also desires by its actions, to encourage development and growth
in the community that will be compatible with the best interests
of the particular neighborhoods involved and the development of
the City as a whole, and therefore hereby adopts the followng
amendments to the Use District provisions of Title 51.
NOW, THEREFORE, be it ordained by the City Council of Salt
Lake City, Utah.
SECTION 1. That the use and "Use District Map" as adopted
by Section 51-12-2 of the Revised Ordinances of Salt Lake City,
Utah, 1965, as amended, relating to the fixing of boundaries of
Use Districts be, and the same hereby is, AMENDED as follows:
That the following described parcels of real property
situated in the South Central Community located between 1300 to
2100 South Streets from approximately 165 feet east of State Street
east to 700 East Street, which is presently zoned Residential "R-6"
and Residential "R-4", be, and the same hereby are, rezoned to a
Residential "R-2" classification as described below and the Use
District Map is amended and changed accordingly:
"R-6" to "R-2"
The following described parcels of land in Salt Lake City
generally located between 1300 South Street to 125 feet south of

Browning Avenue between approximately 225 to 275 East and a
substantial area from 1700 South Street south to 100 feet north
of 2100 South between 200 and 300 East Streets included in
portions of Block 5 and Block 12, Five Acre Plat "A", Big Field
Survey, currently zoned Residential "R-6" shall be zoned to a
Residential "R-2" classification.
Commencing at a point in the south line of 1300 South
Street, said point being the middle of an 18 foot alley
located 165 feet, more or less, east of 200 East
Street; thence south 1026.46 feet, more or less, to a
point 125 feet south of Browning Avenue; thence east
459 feet to a point 100 feet west of 300 East Street;
thence north along a line 100 feet west and parallel to
300 East Street 976.46 feet, more or less, to the south
line of the existing "B-3" District; thence west 60
feet; thence north 50 feet to the south line of 1300
South Street; thence west along the south line of 1300
South Street 394 feet, more or less, to the point of
beginning.
Also commencing at a point in the south line of 1700
South Street, said point being 100 feet west of 300
East Street; thence south along a line 100 feet west
and parallel to 300 East Street 729 feet, more or less,
to the south line of Coatsville Avenue; thence east 100
feet along the south line of Coatsville Avenue to the
west line of 300 East Street; thence south along the
west line of 300 East Street 665.27 feet, more or less, I
to the north line of Garfield Avenue; thence west along
the north line of Garfield Avenue 100 feet; thence
south along a line 100 feet west and parallel to 300
East Street 1354.16 feet, more or less, to a point 125
feet north of 2100 South Street, said point being in
the north line of the existing Commercial "C-1"
District; thence west 465.5 feet to the Southwest
corner of Lot 4, Wagstaff Addition; thence north 450.16
feet; thence west 160.65 feet, more or less, to the
east line of 200 East Street; thence north along the
east line of 200 East Street 613.16 feet, more or less,
to the north line of Westminster Avenue; thence east
along the north line of Westminster Avenue 98.47 feet
to the middle of a vacated 14.5 foot alley; thence
north 1690.77 feet, more or less, along the middle of
said alley and extension thereof to a point on the
south line of 1700 South Street, said point being 100
feet east of 200 East Street; thence east along the
south line of 1700 South Street 524.0 feet to the point
of beginning.
"R-4" to "R-2"
The following described parcels of land located generally
between 100 feet west of 300 East Street east to the west line of
700 East Street and from 1300 South Street south to 125 feet
north of 2100 South Street, being portions of Blocks 3, 4, 5, 12,

Residential "R-4" shall be zoned to a Residential "R-2"
classification.
Commencing at a point in the south line of 1300 South
Street, said point being 100 feet west of 300 East
Street; thence east along the south line of 300 East
Street 3272.5 feet, more or less, to the west line of
700 East Street; thence south along the west line of
700 East Street 2990.5 feet, more or less, to the south
line of 1700South Street; thence west along the south
line of 1700 South Street 726 feet, more or less, to
the east line of 600 East Street; thence south along
the east line of 600 East Street 287.1 feet; thence
east 726 feet, more or less, to the west line of 700
East Street; thence south along the west line of 700
East Street 2299.31 feet, more or less, to a point 287
feet north of 2100 South Street, said point being the
north line of the Commercial "C-1" district; thence
west along the north boundary of the Commercial "C-1"
District 578 feet; thence south 162 feet to a point 125
feet north of 2100 South Street; thence west 2701 feet,
more or less, to a point 100 feet west of 300 East
Street; thence north along a line 100 feet west and
parallel to 300 East Street 1354.16 feet, more or less,
to the north line of Garfield Avenue; thence east 100
feet to the west line of 300 East Street; thence north
along the west line of 300 East Street 665.27 feet,
more or less, to the south line of Coatsville Avenue;
thence west along the south line of Coatsville Avenue

where it intersects with the center line of Kensington
Avenue; thence east along a line 110 feet north and

Harrison Avenue; thence west 792 feet, more or less, to

Also commencing at the southeast corner of 700 East
Street and 1700 South Street, said point being the
northeast corner, Lot 12, Block 3, Five Acre "A", BFS,

feet; thence south 99.5 feet; thence east 60 feet, more
or less, to the west line of 700 East Street; thence

SECTION 2. That the "Use District Map" as adopted by
Section 51-12-2 of the Revised Ordinances of Salt Lake City,

That the following described parcels of real property
situated in the South Central Community located between 2100
South and 1300 South and 165 feet west of State Street and 700
East Street, which are presently zoned Residential "R-4", be,
and the same are hereby rezoned to a Residential "R-5A"
classification.
"R-4" to "R-5A"
That parcel zoned "R-4" generally located between 600 and
700 East Streets, beginning at 1700 South Street south 287 feet;
together with that parcel bounded by 300 East and 400 East Streets
and by 110 feet north of Kensington Avenue north to 129 feet west
of Harrison Avenue; and a strip 110 feet wide along the west side
of 300 East Street from the north side of Whittier School to 125
feet south of Browning Avenue. Said parcels, including portions
of Blocks 3 and 13, Five Acre "A", BFS, currently zoned
Residential "R-4" shall be zoned to Residential "R-5A".
Commencing at the southeast corner of 600 East and 1700
South Streets; thence east along the south line of 1700
South Street 575 feet, more or less, to the west line
of the Utah State Road Commission property; thence
south along said State Road Commission property 187.6
feet; thence east 91.8 feet; thence south 99.5 feet;
thence west 666 feet, more or less, to the east line of
600 East; thence north along the east line of 600 East
Street 287.1 feet to the point of beginning.
Also, commencing at a point in the east line of 300
East Street, said point being 129 feet south of
Harrison Avenue; thence south along the east line of
300 East Street 288.46 feet; thence west 173 feet, more
or less, to a point 100 feet west of 300 East Street;
thence south along a line 100 feet west and parallel to
300 East Street 890.4 feet to a point on the south line
of Lot 17, Block 1, Capital Avenue Addition; thence
east 100 feet to the west line of 300 East Street;
thence north along the west line of 300 East Street 187
feet, more or less, to a point where it intersects with
the centerline of Kensington Avenue; thence east along
a line 110 feet north and parallel to the north line of
Kensington Avenue 790 feet, more or less, to the west
line of 400 East Street; thence north along the west
line of 400 East Street 1100.9 feet, more or less, to a
point 129 feet south of Harrison Avenue; thence west
720 feet, more or less, to the point of beginning.
SECTION 3. This ordinance shall take effect three (3)
months after the date of its first publication.
