Planned Development Major Modifications for Regency on 9th at Approximately 1580 S 900 W (Public Hearing) - Keystone Construction, owner of the “Regency on 9th” Townhome project, is seeking a Major Modifications to the Planned Development. The project at the above-stated address was previously known as “TAG 900W” and was heard on the December 14, 2022, Planning Commission meeting. The applicant is requesting modifications to replace the ground floor façade with a brick masonry façade on the two buildings that face 900 West. The result will be 20% of the total façade, reducing the amount of approved Hardie Board on these two structures. The applicant is also requesting to add an estimated 5% more Hardie Board to the second floor elevations, reducing the amount of visible stucco. Rezone at Approximately 238 S Concord St and 1255 W Pierpont Ave - Anthony Wright, the property owner, is requesting approval for a Zoning Map Amendment at the above-stated addresses from R-1/5,000 (Single Family Residential) to RMF-30 (Low Density Multifamily Residential). The applicant has stated that they intend to build family sized housing units on individual lots. The property at 238 S Concord St has a single family home and 1255 W Pierpont is vacant. The subject properties are within Council District 2, represented by Alejandro Puy.
