AN ORDINANCE AMENDING THE SUGARHOUSE MASTER PLAN, PURSUANT
TO SECTION 10-9-303, UTAH CODE ANNOTATED AND PURSUANT TO PETITION NO.
400-98-24.
WHEREAS, the City Council of Salt Lake City, Utah, has held public hearings before its
own body and before the Planning Commission as required by Section 10-9-303, Utah Code
Annotated; and
WHEREAS, the City Council finds that it is appropriate under Section 10-9-301, et. seq.,
Utah Code Annotated, and in the best interests of the City to amend the portion of the
Sugarhouse Master Plan that discusses neighborhood commercial centers.
NOW, THEREFORE, be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. That the Sugarhouse Master Plan is hereby amended, pursuant to § 10-9-
303, Utah Code Annotated, in that the portion of the Master Plan entitled "Commercial Centers:
Neighborhood Commercial," shall be and hereby is amended to include the following additional
statement at the end of the existing text:
Neighborhood commercial uses should be distributed throughout the
community to provide a more livable community. A livable community
will have pedestrian accessible neighborhood services that reduce
dependency on automobiles. To this extent, single street corner
neighborhood developments should be permitted within the community
based on the following standards:
1. The land use of the site shall be limited to uses permitted in the RB
or CN zoning classifications;
2. Commercial use shall be allowed only where there is existing or
has been historical commercial use of the property;
3. The property must be located on a corner of intersecting public
streets;
4. The location of the property must not encourage strip commercial
development; and
5. The commercial use of the property must not be detrimental to the
uses of adjacent properties.
SECTION 2. Effective Date. This Ordinance shall take effect immediately upon its first
publication.
SECTION 3. The City Recorder is hereby directed to retain three certified copies of the
Amended Sugarhouse Master Plan for the public record. The City Recorder is also instructed to
record this ordinance with the Salt Lake County Recorder.
Passed by the City Council of Salt Lake City, Utah, this 14th day of December
1999.
