pursuant to Petition No. 400-974-91)
AN ORDINANCE AMENDING SECTION 21.14.020 OF THE SALT LAKE
CITY CODE RELATING TO ZONING AND FIXING OF BOUNDARIES OF USE
DISTRICTS PURSUANT TO PETITION NO. 400-974-91.
WHEREAS, in response to the rezoning petition initiated by
JONATHAN KING of NEW FRONTIERS MARKET, No. 400-974-91, the City
Council of Salt Lake City, Utah has held public hearings before
its own body and before the Planning Commission, and has taken
into consideration citizen testimony, filing and demographic
details of the area and the Master Plan as part of its
deliberation. Pursuant to these deliberations, the Council has
concluded that the proposed change of zoning for the property
located at 200 South 800 East is appropriate for the development
of the community in that area; and
THEREFORE, the City Council of Salt Lake City, Utah hereby
adopts the following amendments to the Use District provisions of
Title 21.
Be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. That the Use District Map, as adopted by Section
21.14.020 of the Salt Lake City Code, relating to the fixing of
boundaries of Use Districts, be, and the same hereby is, AMENDED
to read as follows:
Sec. 21.14.020. Boundaries of Districts --Use District Map
Adopted. That the following -described parcels of real property
in Salt Lake City, Utah presently zoned Residential "R-5" are
hereby rezoned Business "B-3" and the Use District Map is amended
accordingly:
"'Parcel 16-05-162-004
Commencing 52 feet North and 105 feet East from the
Southwest corner of Lot 5, Block 44, Plat B, Salt Lake
City Survey; thence East 60 feet; thence North 34 feet;
thence West 10 feet; thence North 16 feet; thence West 50
feet; thence South 50.5 feet to the point of beginning.
Parcel 16-05-162-002
Commencing 115.5 feet East from the Northwest corner of
Lot 5, Block 44, Plat B, Salt Lake City Survey; thence
East 49.5 feet; thence South 78.5 feet; thence West 10
feet; thence North 16 feet; thence West 39.5 feet; thence
North 62.5 feet to the point of beginning.
SECTION 2. EFFECTIVE DATE AND CONDITIONS. This ordinance
shall not become effective until recorded and the Salt Lake City
Recorder is instructed not to record this ordinance until the Mayor
certifies that a building permit is approved for issuance for the
proposed new improvements on the property.
If the foregoing condition is not completed within one year
from the date of passage of this ordinance, the time may be
extended for an additional year by certification from the Mayor.
If the condition has not been met by the expiration of one year or
any extension, this ordinance shall be null, void and of no effect
and shall not be recorded.
