(Rezoning Buena Vista I from "A-l " to
"M-lA" with Conditions to Industrial
"M-lA" Classification)
AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED
ORDINANCES OF SALT LAKE CITY, UTAH, 1965, AS AMENDED, RELATING TO
ZONING AND FIXING OF BOUNDARIES OF USE DISTRICTS.
WHEREAS, in response to the request pertaining to zoning
initiated by R.J. H. Company by Neal B. Christensen, said petition
being known as Petition No . 400-305 of 1985, the City Council of
Salt Lake City, Utah, has held public hearings before its own
body and before the Planning Commission, and has taken into
consideration citizen testimony, filing and demographic details
of the area and the recently adopted master plan as part of its
own deliberation. Pursuant to these deliberations , the Council
has concluded that it is appropriate to rezone all of the
property located north of 500 South as said street runs west
connecting to 700 South and south of the railroad right of ways
beginning at 2700 West and running west to approximately 4000
West from the existing Agricultural "A-1 " to an Industrial "M-lA"
zoning classification for the development of the community in
that area. Said property is already subject to the overlay
Airport Noise Impact Zone A.
THEREFORE, the City Council of Salt Lake City, Utah, hereby
adopts the following amendment to the Use District provisions of
Title 51.
Be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. That the Use District Map, as adopted by Section
51-12-2 , Revised Ordinances of Salt Lake City, Utah, 1965, as
amended , relating to the fixing of boundaries of Use Districts ,
be, and the same hereby is AMENDED as follows :
Sec . 51-12-2. Boundaries of Use Districts. That the
following-described irregularly-shaped parcel of real property in
Salt Lake City, Utah, presently zoned Agricultural "A-1" , lying
between the Western Pacific Railroad on the north and to the
south by 500 South , beginning at about 2700 West and extending
along said road as it connects diagonally to 700 South west to
approximately 4000 West, is hereby rezoned to an Industrial
"M-lA" classification, and the Use District Map is amended
accordingly.
Agricultural "A-1 " to industrial "M-lA" :
Commencing at a point on the North line of 500 South
Street 61 feet North of the Southeast corner of 500
South Street and Gladiola Street, said point being the
Northwest corner of Lot 22, Block 24, Buena Vista -�
Addition , a subdivision of the SE1/4 SE1/4, Section 5 ,
T1S, R1W, SLB&M, running thence East along the North f .
line of 500 South Street 2310. 0 feet more or less to the
existing "M-IA" zoning district boundary; thence North
along the existing "M-IA" and "M-1" zoning district
boundary 1407 feet more or less to the North line of the
Western Pacific Railroad right-of-way ; thence S
77*49101" W along the North line of the Western Pacific
Railroad right-of-way 350 feet more or less to a point
on the existing "M-lA" zoning district boundary, said
point being on the old City Limit line as described in
the Amended Airport Annex No . 3 to Salt Lake City;
thence South along the old City Limit line 535 feet more

or less, said point being 2075 feet North and 776 feet
East of the Southeast corner of Section 5, T1S, R1W,
SLB&M; thence West 2269. 10 feet; thence S 77033 ' W
2526. 1 feet along the South right-of-way of the Western
Pacific Railroad ; thence South 1159. 39 feet to a point
on the North line of 500 South-700 South connector ;
thence N 46018140" E along the North line of the 500
South-700 South Streets connector 1368 feet more or less
to a point on the North line of 500 South Street; thence
East along the North line of 500 South Street 2290. 42
feet more or less to the point of beginning .
SECTION 2. CONDITIONS SUBSEQUENT. The property is
primarily undeveloped except for agricultural uses and a few
existing residential dwelling units, and lies within the Airport
Noise Overlay Zone A which encourages industrial growth.
Approval of such future development shall require and be condi-
tioned upon: ( 1 ) the dedication at property owner expense of
additional right of way to widen 500 South Street according to
the revised Official Street map; (2 ) the construction of extend-
ing of public improvements for street and public utility improve-
ments on 500 South Street from the Surplus Canal to the project
site unless the Public Works Director prefers an executed agree-
ment to participate in and waive any objections to a proposed
Special Improvement District providing such improvements ; and (3 )
the dedication of an Avigation Easement. The needed public
improvements and utilities shall be identified by the revised
official Street Map masterplanning and applicable ordinances of
Salt Lake City.
SECTION 3. EFFECTIVE DATE. This ordinance shall be effec-
tive immediately upon publication.
