(Rezoning Buena Vista II from "A-l "
to Industrial "M-IA")
AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED
ORDINANCES OF SALT LAKE CITY, UTAH, 1965, AS AMENDED, RELATING TO
ZONING AND FIXING OF BOUNDARIES OF USE DISTRICTS.
WHEREAS, in response to the request for rezoning in the
Buena Vista area submitted by A. Z . Richards , said petition being
known as Petition No. 400-283 of 1985, the City Council of Salt
Lake City, Utah, has held public hearings before its own body and
before the Planning Commission, and has taken into consideration
citizen testimony, filing and demographic details of the area and
the recently adopted Planning Commission master plan as part of
its own deliberation. Pursuant to these deliberations, the
Council has concluded that it is appropriate to rezone this
irregularly-shaped parcel in Phase II of Buena Vista, property
located between 700-900 South beginning at Gladiola Street (2640
West) , including and extending east approximately 2000 feet to
the existing Industrial "M-1" zoning district from the existing
Agricultural "A-1 " to an Industrial "M-lA" zoning classification
for the development of the community in that area. Said property
is already subject to the overlay Airport Noise Impact Zone B.
THEREFORE, the City Council of Salt Lake City, Utah, hereby
adopts the following amendment to the Use District provisions of

Title 51.
Be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. That the Use District Map, as adopted by Section
51-12-2 , Revised Ordinances of Salt Lake City, Utah, 1965, as
amended , relating to the fixing of boundaries of Use Districts ,
be, and the same hereby is AMENDED as follows :
Sec . 51-12-2. Boundaries of Use Districts. That the
following-described irregularly-shaped parcel of real property in
Salt Lake City, Utah, presently zoned Agricultural "A-1" , located
in Phase II of Buena Vista master plan, lying between 700-900
South running east from Gladiola Street (2640 West) approximately
2000 feet to the existing Industrial "M-1 " use district
boundary, is hereby rezoned to an Industrial "M-lA"
classification, and the Use District Map is amended accordingly.
Agricultural "A-1" to Industrial "M-lA" :
Commencing at a point on the East line of Gladiola
Street , said point being on the South line of the
dedicated 700 South Street, and running South along the
East line of Gladiola Street 1, 617 feet more or less to
the North line of 900 South Street; thence East along
the North line of 900 South Street 2,063 feet more or
less to the southwest corner of the existing "M-1 "
zoning district ; thence N 00 *02 ' E along the West line 1r lei
of the existing "M-1 " zoning district 475 feet; thence S
89055 ' E 148 feet ; thence N 00002 ' W 275 feet ; thence S
89055 ' E 118 feet; thence N 00*02 ' W along the West line
of the existing "M-1" zoning district 873. 1 feet more or
less to the South line of 700 South Street; thence West
2, 329 feet more or less along the South line of 700
South Street to the point of beginning .
SECTION 2. CONDITIONS SUBSEQUENT. This property is
primarily undeveloped and lies within the Airport Noise Overlay

Zone B which encourages industrial growth. However, to provide
the extension of public improvements and amenities necessary to
accommodate such growth; no approval for industrial development
shall be approved until: (1 ) The additional frontage on 900 South
Street needed for proposed widening as identified on the City' s
Official Street Map and Plan is dedicated at owner expense; (2)
public street, drainage, etc . , improvements and the utility
infrastructure on 900 South as widened are extended from Pioneer
Road west to the project site are constructed unless the Public
Works Director prefers an executed agreement to participate in
and waive any objections to a proposed Special Improvement
District providing such improvements ; and (3) dedication of
Avigation Easements. The needed public improvements amenities
and utilities shall be identified by the Official Street Plan
master planning and other applicable ordinances of the City.
SECTION 3. EFFECTIVE DATE. This ordinance shall be effec-
tive immediately upon publication, but publication shall be
deferred until an Avigation Easement covering the petitioner' s
presently-owned property has been properly executed and is ready
for concurrent recording .
