No. 27 of 1988
(Rezoning the north 57 feet of three lots located
on the northeast corner of Commonwealth Avenue and
500 East from Residential "R-2" to Commercial "C-1"
subject to certain conditions pursuant to
Petition No. 400-586-88)
AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED
ORDINANCES OF SALT LAKE CITY, UTAH, 1965, AS AMENDED,
RELATING TO ZONING AND FIXING OF BOUNDARIES OF USE
DISTRICTS.
WHEREAS, in response to the rezoning petition initiated
by Rainbo Oil Company, No. 400-586-88, the City Council of
Salt Lake City, Utah, has held public hearings before its
own body and before the Planning Commission, and has taken
into consideration citizen testimony, filing and demographic
details of the area in the Master Plan as part of its
deliberation. Pursuant to these deliberations, the Council
has concluded that the proposed change of zoning, subject to
certain conditions, for the property located on the north 57
feet of three lots on the northeast corner of Commonwealth
Avenue and 500 East Street from the existing Residential
"R-2" to Commercial "C-1" is appropriate for the development
of the community in that area;
THEREFORE, The City Council of Salt Lake City, Utah,
hereby adopts the following amendments to the Use District
provisions of Title 51.
Be it ordained by the City Council of Salt Lake City,
Utah:

SECTION 1. That the Use District Map, as adopted by
Section 51-12-2, Revised Ordinances of Salt Lake City, Utah,
1965, as amended, relating to the fixing of boundaries of
Use Districts, be, and the same hereby is AMENDED to read as
follows:
Sec. 51-12-2. Boundaries of Use Districts. That the
following-described parcel of real property in Salt Lake
City, Utah, presently zoned Residential "R-2" , located on
the north 57 feet of three lots on the northeast corner of
Commonwealth Avenue and 500 East Street, is hereby rezoned
Commercial "C-1" and the Use District Map is amended
accordingly:
Commencing at the northeast corner of
Commonwealth Avenue and 500 East Street, thence
north along the east line of 500 East Street 65 11
feet to the point of beginning; thence north ','/'
along the east line of 500 East Street 55.91
feet; thence east along the north lines of Lots
71, 72 and 73 of Glenwood Subdivision, 10 Acre C�Jjllt
Plat A, Big Field Survey, 136 feet to the
northeast corner of Lot 71, said subdivision;
thence south along the east line of said Lot 71,
55.91 feet; thence west along a line parallel to
the north line of Commonwealth Avenue, 136 feet
to the point of beginning.
SECTION 2. EFFECTIVE DATE AND CONDITIONS. This
ordinance shall not become effective until recorded and the
Salt Lake City Recorder is instructed not to record this
Ordinance until the Mayor certifies that the following
conditions have been met:
1. The petitioner has dedicated to Salt Lake City 2. 5
feet of property along the 500 East Street frontage for the
widening of 500 East Street;

2. That petitioner receive approval for re-
subdividing the residential lots along Commonwealth Avenue;
3. That petitioner obtain "conditional use" approval
for the proposed use and obtain approval for the issuance of
a building permit subject only to this Ordinance becoming
effective.
If the foregoing conditions are not completed within
one year from the date of passage of this Ordinance, the
time may be extended for an additional year by certification
from the Mayor. If the conditions have not been met by the
expiration of one year or any extension, this Ordinance
shall be null, void and of no effect and shall not be
recorded.
Passed by the City Council of Salt Lake City, Utah,
this 17th day of May 1988.
