SALT LAKE CITY ORDINANCE
No. 50 of 1988
(Rezoning property located at Lincoln School
site at 1300 South State Street from C-3, R-7
and R-2 to Commercial C-1 subject to certain
conditions pursuant to Petition No. 400-597-88 )
AN ORDINANCE AMENDING SECTION 21. 14.020 OF THE SALT LAKE
CITY CODE RELATING TO ZONING AND FIXING OF BOUNDARIES OF USE
DISTRICTS.
WHEREAS, in response to the rezoning petition No.
400-597-88, the City Council of Salt Lake City, Utah, has held
public hearings before its own body and before the Planning
Commission, and has taken into consideration citizen testimony,
filing and demographic details of the area and the Master Plan as
part of its deliberation. Pursuant to these deliberations, the
Council has concluded that the proposed change of zoning, subject
to certain conditions, for the Lincoln School property located at
1300 South State Street from the existing C-3, R-7 and R-2 to
Commercial C-1 is appropriate for the development of the
community in that area;
THEREFORE, The City Council of Salt Lake City, Utah, hereby
adopts the following amendments to the Use District provisions of
Title 21.
Be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. That the Use District Map, as adopted by
Section 21. 14.020 of the Salt Lake City Code, relating to the
fixing of boundaries of Use Districts, be, and the same hereby is
AMENDED to read as follows:
Sec. 21.14.020. Boundaries of Districts - Use District Map
Adopted. That the following-described parcel of real property in
Salt Lake City, Utah, presently zoned C-3, R-7 and R-2, located
at the Lincoln School at 1300 South State Street is hereby
rezoned Commercial "C-1" and the Use District Map is amended
accordingly:
Commencing at the North East corner of the
intersection of 1300 South State Street Thence running
East 687 Feet more or less to the North West corner of w
200 East and 1300 South Streets Thence running North
276 Feet more or less to a point which is the South "Ti�'®
East corner of Lot 1 Block 21 Five Acre Plat A Big ~
Field Survey Thence running West 693 Feet more or less
to a point which is the South West corner of Lot 15
Block 21 Five Acre Plat A Big Field Survey Thence
running South 278. 65 Feet more or less to the point of
beginning.
SECTION 2. EFFECTIVE DATE AND CONDITIONS. This ordinance
shall not become effective until published and the Salt Lake City
Recorder is instructed not to publish this Ordinance until the
Mayor certifies that a building permit has been approved for
issuance by the Department of Development Services requiring that
no vehicular access be provided to the parcel on 200 East; that
the design of the site include a twenty-foot (201 ) setback along
200 East; that lighting should be directional and of low height
and intensity; and, that minimum design standards for landscaping
and parking for new development shall be complied with.
If the foregoing conditions are not completed within one
year from the date of passage of this Ordinance, the time may be
extended for an additional year by certification from the Mayor.
If the conditions have not been met by the expiration of one year
or any extension, this Ordinance shall be null, void and of no
effect and shall not be recorded.
