G'1 CO CD 0 91-1 P 91-68 SALT LAKE CITY ORDINANCE No. 56 of 1991 (Amending Section 21.18.040 providing additional site development restrictions in the F-1 overlay district pursuant to Petition No. 400-367-86) AN ORDINANCE AMENDING SECTION 21.18.040, SALT LAKE CITY CODE, AS AMENDED, RELATING TO PROVIDING ADDITIONAL SITE DEVELOPMENT RESTRICTIONS IN THE F-1 OVERLAY DISTRICT PURSUANT TO PETITION NO. 400-367-86. WHEREAS, the City Council of Salt Lake City, Utah, has held public hearings before its own body and before the Planning Commission; and WHEREAS, the City Council has taken into account citizen testimony, the City's Master Plan and other factors affecting building in the environmentally, visually, geologically, drainage and fire sensitive areas of the foothills; and WHEREAS, the City Council believes the following amendments to be in the best interests of the City for foothill developments while still allowing reasonably economically viable development; NOW, THEREFORE, be it ordained by the City Council of Salt Lake City, Utah: SECTION 1. That Section 21.18.040 be, and the same hereby is, amended to read as follows: 21.18.040 Site development restrictions. Development within the F-1 foothill development overlay zone shall be subject to all regulations of Chapters 18.28 and 18.68 of the Salt Lake City Code, which govern development activities within the city except: A. The minimum lot size shall be twelve thousand square feet; and B. All lots shall have a one hundred foot minimum frontage measured at the minimum building setback line; and C. All lots shall have a rear yard with a minimum distance of ten feet from any point of the building structure to the unbuildable forty percent line and an average of at least twenty feet; and D. Each lot shall be of sufficient size to allow a building pad of at least fifteen hundred square feet in compliance with all applicable setbacks, side yards and rear yards and the ability of each lot to support such a building pad shall be shown by displaying an exemplar of such a building lot on all preliminary and final subdivision plats. SECTION 2. EFFECTIVE DATE. This ordinance shall become effective immediately upon publication. The City Recorder is instructed to record this ordinance with the Salt Lake County Recorder.
