(Amending the Northwest Community Master Plan
and rezoning, properties located at 800 West and Grant Street
between 529 North and approximately 650 North,
pursuant to Petition No. 400-96-83.)
AN ORDINANCE AMENDING THE NORTHWEST COMMUNITY MASTER PLAN
AND REZONING PROPERTIES LOCATED AT 800 WEST AND GRANT STREET
BETWEEN 529 NORTH AND APPROXIMATELY 650 NORTH, PURSUANT TO
PETITION NO. 400-96-83.
WHEREAS, the City Council of Salt Lake City, Utah, has held
public hearings before its own body and before the Planning
Commission, and has taken into consideration citizen testimony,
filing and demographic details of thearea, the long-range
general plans of the City, and any local master plans as part of
its deliberations. Pursuant to these deliberations, the City
Council has concluded that the proposed amendment to the Master
Plan and the proposed change of zoning for the properties located

at 800 West and Grant Street between 529 North and approximately
650 North is appropriate for the development of the community in
that area, subject to the conditions set forth herein.
NOW, THEREFORE, be it ordained by the City Council of Salt
Lake City, Utah:
SECTION 1. That the properties located on 800 West and Grant
Street between 529 North and approximately 650 North, which are
more particularly described below, shall be and hereby are
rezoned from RMF-30 to R-1/7000 (for all properties north of 600
North) and from RMF-30 to SR-1 (for all properties south of 600
North) .
The real property to be rezoned R-1/7000 is more
particularly described as follows:
COMMENCING at the southwest corner of Lot 44, northerly
Block 2 of the Wilkes Subdivision, (unrecorded) a
subdivision of Block 95, Plat C, Salt Lake City Survey,
located in the northeast quarter of Section 35, T.1N.,
R.1W., S.L.B.&M; thence north 240 feet to the northwest
corner of Lot 37 of said Block; thence east 142.5 feet
to the northeast corner of Lot 37 of said Block; thence
south 240 feet to the southeast corner of Lot 44 of
said Block; thence west 142.5 feet to the point of
beginning.
The real property to be rezoned to SR-1 is more particularly
described as follows:

COMMENCING at the southwest corner of Lot 23, southerly
Block 2 of the Wilkes Subdivision (unrecorded) a
subdivision of Block 86, Plat C, Salt Lake City Survey,
located in the northeast quarter of Section 35, T.1N.,
R.1W., S.L.B.&M.; thence north 180 feet to the
northwest corner of Lot 18 of said Block; thence east
157.5 feet to the northwest corner of Lot 17 of said
Block; then southeasterly 196 feet to a point on the
east property line of Lot 13 of said Block (point is
also 16 feet north from the southeast corner of Lot 13
of said block); thence south 27.45 feet to a point on
the eastern property line of Lot 12 of said Block;
thence northwesterly 16.7 feet to a point on the south
property line of Lot 13 of said Block; then west 137.82
feet to the centerline of an alley running north/south;
thence north 30 feet to the centerline of said alley;
thence west 7.5 feet to the southeast corner Lot 21 of
said Block; thence south 60 feet to the southeast
corner of Lot 23 of said Block; thence west 142.5 feet
to the point of beginning.
SECTION 2. Amendment of Zoning Map. The Salt Lake City
Zoning Map, as adopted by the Salt Lake City Code, relating to
fixing of boundaries in zoning districts, shall be, and hereby is
amended consistent with the rezoning identified above.
SECTION 3. Amendment of Master Plan. The Northwest
Community Master Plan, shall be and hereby is amended consistent
with the rezoning identified above.
SECTION 4. Effective Date. This ordinance shall become
effective on the date of its first publication and shall be
recorded with the Salt Lake County Recorder. w"`=
