AN ORDINANCE REZONING PROPERTY LOCATED AT 1812 SOUTH WEST
TEMPLE STREET, AND AMENDING THE CENTRAL COMMUNITY MASTER PLAN
AND ZONING MAP, PURSUANT TO PETITION NOS. 400-08-20 and 400-08-21.
WHEREAS, the Salt Lake City Planning Commission ("Planning Commission")held a
public hearing on September 24, 2008 on applications made by the Housing Authority of Salt
Lake City("Applicant") to amend the Central Community Master Plan (Application No. 400-08-
20) and to amend the Salt Lake City zoning map (Application No. 400-08-21) pertaining to
property located at 1812 South West Temple Street(the"Property"); and
WHEREAS, according to a 1985 report titled Salt Lake City Architectural Survey--
Southwestern Survey Area, a residential structure situated on the Property known as the Stanley
F. Taylor House is architecturally and historically significant; and
WHEREAS, at its September 24, 2008 meeting, the Planning Commission voted in favor
of forwarding a positive recommendation to the Salt Lake City Council ("City Council") on said
applications; and
WHEREAS, after a hearing before the City Council, the City Council has determined that
the following ordinance is in the best interest of the City.
NOW, THEREFORE,be it ordained by the City Council of Salt Lake City, Utah:
SECTION 1. Amending master plan. The Future Land Use Map of the Central
Community Master Plan shall be and hereby is amended to change the designated appropriate
land use for the Property located at 1812 South West Temple Street, which is more particularly
described in Exhibit"A"hereto, from Low Density Residential (1-15 dwelling units/acre) to
Medium High Density Residential(30-50 dwelling units per acre).
SECTION 2. Rezoning of property. The Property located at 1812 South West Temple
Street, which is more particularly described in Exhibit"A"hereto, shall be and hereby is rezoned
from R-1/5,000 Single-Family Residential District to RMF-45 Moderate/High Density Multi-
Family Residential District.
SECTION 3. Amending zoning map. The Salt Lake City zoning map, as adopted
by the Salt Lake City Code,relating to the fixing of boundaries and zoning districts, shall
be and hereby is amended consistent with the rezoning identified above.
SECTION 4. Condition. The rezoning described herein is conditioned upon the
Applicant entering into a development agreement with Salt Lake City Corporation in a form
acceptable to the Salt Lake City Planning Director and the Office of the Salt Lake City Attorney,
which agreement shall require the following:
a. That the Applicant preserve the Stanley F. Taylor House in accordance with the
National and Local Historic standards and guidelines;
b. That the Applicant submit applications to the relevant agencies and initiate the
process for listing the Stanley F. Taylor House on both the National Historic Register
and the Salt Lake City Register of Cultural Resources;
c. That the use of the Property be restricted to senior housing; and
d. That the Applicant make its best efforts to establish vehicular access onto 1700
South Street from the Property.
SECTION 5. Effective Date. This ordinance shall become effective on the date
of its first publication. The City Recorder is instructed not to publish or record this

ordinance until the conditions identified above have been met, as certified by the Salt
Lake City Planning Director or the Planning Director's designee.
SECTION 6. Time. If the conditions identified above have not been met within
one year after adoption, this ordinance shall become null and void. The City Council
may, for good cause shown,by resolution, extend the time period for satisfying the
conditions identified above.
