AN ORDINANCE REZONING PROPERTIES LOCATED AT 1000 NORTH
AND REDWOOD ROAD FROM PUBLIC LANDS (PL) TO RESIDENTIAL (R-1-
7000) AND OPEN SPACE (OS), PURSUANT TO PETITION NO. 400-96-
61.
WHEREAS, the City Council of Salt Lake City, Utah has
held public hearings before its own body and before the
Planning Commission, and has taken into consideration
citizen testimony, filing and demographic details of the
area, the long range General Plan for the City, and any
local Master Plan as part of its deliberations. Pursuant to
these deliberations, the Council has concluded that the
proposed change of zoning for the properties located at 1000
North Redwood Road is appropriate for the development of the
community in that area subject to the conditions set forth
herein.
NOW, THEREFORE, be it ordained by the City Council of
Salt Lake City, Utah:

SECTION 1. That the properties located at 1000 North
and Redwood Road, and which are more particularly described
below, shall be and hereby are rezoned from Public Lands
(PL) to Residential (R-1-7000) and Open Space (OS). This
real property is more particularly described as follows:
Property to be zoned Residential (R-1-7000):
Beginning at a point on the South line of 1000 North
Street, said point being South 115.97 feet and S
89°59'34" E 580.15 feet along said South line from the
Center of Section 27, Township 1 North, Range 1 West
Salt Lake Base and Meridian and running thence S
00°02'13" E 75.00 feet; thence N 89°59'34" W 50.00
feet; thence S 00°02'13" E 216.50 feet; thence S
13°41'40" E 395.97 feet; thence N 89°59'34" W 648.28
feet to the East line Redwood Road; thence N 03°38'00"
E 677.56 feet along said East line to said South line;
thence S 89°59'34" E 561.41 feet to the point of
beginning.
Property to be rezoned Open Space (OS):
Beginning at a point which is South 115.97 feet and S
89°59'34" E 530.15 feet along the South line of 1000
North Street and S 00°02'13" E 291.50 feet from the
Center of Section 27, Township 1 North, Range 1 West
Salt Lake Base and Meridian and running thence; S
89°59'34" E 295.00 feet; thence S 00°02'13" E 43.50
feet; thence S 89°59'34" E 132.77 feet; thence S
12°19'09" E 50.01 feet to the point of curvature of a
55.00 foot radius curve to the right; thence
Southwesterly along the arc of said curve 71.78 feet
(chord bears S 24°45'23" W 66.32 feet); thence S
61°49'56" W 237.92 feet to the point of curvature of a
235.00 foot radius curve to the left; thence
Southwesterly along the arc of said curve 164.06 feet
(chord bears S 41°49'58" W 160.75 feet); thence N
13°41'40" W 395.97 feet to the point of beginning.

SECTION 2. AMENDMENT OF ZONING MAP. The Salt Lake City
Zoning Map, as adopted by the Salt Lake City Code, relating
to the fixing of boundaries and zoning districts shall be,
and hereby is amended consistent with the rezoning
identified above.
Section 3. CONDITIONS. This rezoning is conditioned
upon the completion and recording of a formal agreement
between Salt Lake City and the State of Utah regarding the
maintenance and preservation of the open space parcel
identified above.
Section 4. EFFECTIVE DATE. This ordinance shall
become effective on the date of its first publication and
shall be recorded with the Salt Lake County Recorder. The
City Recorder is instructed not to record or publish this
ordinance until the conditions identified above have been
met. If the conditions identified above have not been met
within one year from the date of this ordinance, the City
Recorder is instructed not to record or publish this
ordinance, which shall become null, void and of no effect.
