Zoning District as Chapter 21 of Title 21)
AN ORDINANCE ADOPTING A NEW RESIDENTIAL "R-1-5000" ZONE BY
ENACTING CHAPTER 21 OF TITLE 21.
WHEREAS, the City Council of Salt Lake City, Utah, has held
public hearings before its own body and before the Planning
Commission and has determined that it would be in the best
interest of the City to adopt Chapter 21 of Title 21 enacting the
Residential "R-1-5000" Zone;
THEREFORE, the City Council of Salt Lake City, Utah, hereby
adopts the following Chapter 21 of Title 21.
BE IT ORDAINED by the City Council of Salt Lake City, Utah:
SECTION 1. That Chapter 21 of Title 21 be enacted to read
as follows:
CHAPTER 21.21
R-1-5000 RESIDENTIAL DISTRICT
Section 21.21.010 Permitted Uses.
In R-1-5000 Residential District, no building or premises
shall be used or maintained, and no building shall be erected or
altered so as to be arranged, intended or designed to be used for
other than single family detached dwellings.
Section 21.21.020 Conditional Uses.
All other uses permitted as of right in the R-1 District or
conditional in the R-1 District are conditional uses in the R-1-
5000 District.
Section 21.21.030 Area.
The minimum area of any lot in the R-1-5000 District shall
consist of at least 5,000 square feet. In any district a lot
extending to a side or rear public alley shall be deemed to
extend to the center of such public alley for the purpose of
computing its area.
Section 21.21.040 Front Yards.
In the R-1-5000 District the minimum depth of the front yard
for all main buildings shall be twenty (20) feet.
Section 21.21.050 Rear Yards.
In the R-1-5000 District, the minimum depth of the rear yard
for any main building shall be thirty (30) feet.
Section 21.21.060 Sideyards.
In the R-1-5000 District, the minimum sideyard for any main
building shall be four (4) feet on one side of the building and
ten (10) feet on the other except that no four foot sideyard
shall be permitted if the property adjoins another property on
which a building exists which already had a four (4) foot
sideyard on the same side as the new building.
Section 21.21.070 Building Height.
In the R-1-5000 District no building shall be erected to a
height in excess of thirty-five (35) feet, and no dwelling shall
be erected to a height less than one full story above grade.
SECTION 2. EFFECTIVE DATE. This ordinance shall take

directed to record the ordinance with the Salt Lake County
Recorder.
