WHEREAS, in response to the rezoning petition initiated by Hermes Associates, the City Council of Salt Lake City, Utah has held public hearings before its own body and before the Planning Commission, and has taken into consideration citizen testimony, filing and demographic details of the area and the Master Plan as part of its deliberation. Pursuant to these deliberations, the Council has concluded that the proposed change of zoning for a portion of Block 33 located between 400 and 500 South Streets and 500 and 600 East Streets is appropriate for. the development of the community in that area; and THEREFORE, the City Council of Salt Lake City, Utah hereby adopts the following amendments to the Use District provisions of Title 21. Be it ordained by the City Council of Salt Lake City, Utah: SECTION 1. That the Use District Map, as adopted by Section 21.14.020 of the Salt Lake City Code, relating to the fixing of boundaries of Use Districts, be, and the same hereby is, AMENDED to read as follows: w CD Cri c) (.= cri cn 5/,B_30 Sec. 21.14.020. Boundaries of Districts --Use District Map Adopted. That the following -described parcel of real property in Salt Lake City, Utah presently zoned Business "B-3", Commercial "C-1" and Residential "R-7" is hereby rezoned Community Shopping Center "C-S" and the Use District Map is amended accordingly: Beginning at the southwest corner of Block 33, Plat B, Salt Lake City Survey, thence east along the north right-of-way line of 500 South Street 660 feet, more or less, to the southeast'corner of Block 33, Plat B, thence north along the west right-of-way line of 600 East Street 495 feet, more or less, to the south boundary of the existing C-i zoning district, thence west 660 feet, more or less, to the east right-of-way line of 500 East Street, thence south along the east right-of-way line of 500 East Street 495 feet, more or less, to the point of beginning. SECTION 2. CONDITIONS-. This ordinance shall not become effective until the Mayor certifies that the following conditions have been met: 1. An agreement has been executed between the City and the Petitioner concerning mitigation for housing lost on the site; and 2. A building permit for approved plans is ready for issuance. SECTION 3. EFFECTIVE DATE. This ordinance shall not take effect until it is published. The City Recorder is instructed not to publish the ordinance until the Mayor certifies that the conditions specified in Section 2 have been met. If the conditions are not met within one year from the date of this 7T ordinance, the Mayor may extend the period for performance by an CD al additional year.
