(Rezoning property located at 828 East Stratford Avenue,
pursuant to Petition No. 400-98-35)
AN ORDINANCE REZONING PROPERTY LOCATED AT 828 EAST
STRATFORD AVENUE FROM R-1-7000 TO RMF-30, PURSUANT TO
PETITION NO. 400-98-35.
WHEREAS, the City Council of Salt Lake City, Utah, has
held public hearings before its own body and before the
Planning Commission, and has taken into consideration
citizen testimony, filing, and demographic details of the
area, the long range general plans of the City, and any
local master plan as part of its deliberations. Pursuant to
these deliberations, the City Council has concluded that the
proposed change of zoning for the property located at 828
East Stratford Avenue is appropriate for the development of
the community in that area, subject to the conditions set
forth herein.
NOW, THEREFORE, be it ordained by the City Council of
Salt Lake City, Utah:

SECTION 1. That the property located at 828 East
Stratford Avenue, which is more particularly described
below, shall be and hereby is rezoned from R-1-7000 to RMF-
30. This real property is more particularly described as
follows:
Beginning at a point which lies N89°49'00"E,
1022.1 feet and N00°21'00"E, 913.00 feet from the
Southwest corner of Lot 2, Block 44, Ten Acre Plat
'A', Big Field Survey, and running thence
S89°49'00"W, 130.00 feet; thence N00°21'00"E,
50.00 feet; thence N89°49'00"E, 28.00 feet; thence
N00°21'00"E, 50.00 feet; thence N89°49'00"E, 10.00
feet; thence N00°21'00"E, 50.00 feet; thence
N89°49'00"E, 119.00 feet; thence S00°21'00"W,
150.00 feet; thence S89°49'00"W, 27.00 feet to the
point of beginning.
SECTION 2. Amendment of Zoning Map. The Salt Lake City
Zoning Map, as adopted by the Salt Lake City Code, relating
to the fixing of boundaries and zoning districts, shall be,
and hereby is amended consistent with the rezoning
identified above.
SECTION 3. Conditions. This rezoning is subject to
the following conditions:
1. A building permit application for the proposed
elderly residential healthcare facility must be submitted
and meet all zoning requirements.
2. A traffic and parking study for this parcel must
be completed.

SECTION 4. Effective Date. This ordinance shall
become effective on the date of its first publication and
shall be recorded with the Salt Lake County Recorder. The
City Recorder is instructed not to record or publish this
ordinance until the conditions identified above have been
met, as certified by the Salt Lake City Planning Director.
If the conditions identified above have not been met within
one year from the date of this ordinance, the City Recorder
is instructed not to record or publish this ordinance, which
shall become null, void and have no effect.
Passed by the City Council of Salt Lake City, Utah, this
