HomeMy WebLinkAboutLegislative Version Ordinance - 4/24/2024LEGISLATIVE DRAFT 1 SALT LAKE CITY ORDINANCE 2 No. of 2024 3 4 (An ordinance amending various sections of Title 2 1 A of the Salt Lake City Code 5 to allow single-family attached dwellings in select commercial zoning districts) 6 7 An ordinance amending various sections of Title 2 1 A of the Salt Lake City Code pursuant 8 to Petition No. PLNPCM2023-00894 to allow single-family attached dwellings in select 9 commercial zoning districts. 10 WHEREAS, the Salt Lake City Planning Commission ("Planning Commission") held a 11 public hearing on February 14, 2024 to consider a petition submitted by TAG SLC, LLC to 12 amend Title 21A to allow single-family attached dwellings in select commercial zoning districts; 13 and 14 WHEREAS, at its February 14, 2024 meeting, the Planning Commission voted in favor 15 of transmitting a positive recommendation to the Salt Lake City Council ("City Council") on said 16 petition; and 17 WHEREAS, after a public hearing on this matter the City Council has determined that 18 adopting this ordinance is in the city's best interests. 19 NOW, THEREFORE, be it ordained by the City Council of Salt Lake City, Utah: 20 SECTION 1. Amending the text of Salt Lake City Code Section 21A.33.030. That Section 21 21A.33.030 of the Salt Lake City Code (Zoning: Table of Permitted and Conditional Uses for 22 Commercial Districts) shall be and hereby is amended only as to the "Dwelling: Single-family 23 attached" use, and which shall appear as follows: 24 1 LEGISLATIVE DRAFT Use CN CB CS1 CC CSHBDI CG SNB Single- P P P P family attached 25 26 SECTION 2. Amending the text of Salt Lake City Code Subsection 21A.37.050.P. That 27 Subsection 21A.37.050.P of the Salt Lake City Code (Zoning: Design Standards Defined: Entry 28 Features) shall be and hereby is amended as follows: 29 P. Entry Features: Each required entrance per Section 21A.37.050.D and 21A.37.050.L of 30 this title shall include a permitted entry feature with a walkway connected to a public sidewalk 31 and exterior lighting that highlights the entryway(s). Where buildings are located on a corner lot, 32 only one street facing fagade must include an entry feature. Where a building does not have 33 direct public street frontage, the entry feature should be applied to the fagade where the primary 34 entrance is determined to be located. A two-family dwelling arranged side by side, row house 35 and cottage court developments shall include at least one entry feature per dwelling unit adjacent 36 to a public street. 37 38 [Note to codijier: no changes to Subsections 21A. 3 7.050.P. I and 2, and all subsections thereto.] 39 40 SECTION 3. Amending the text of Salt Lake City Code Subsection 21A.37.060.B. That the 41 table in Subsection 21 A.37.060.B of the Salt Lake City Code (Zoning: Design Standards Required in 42 Each Zoning District: Commercial Districts) shall be amended (1) as to the "Ground floor residential 43 entrances for dwellings with individual unit entries (21A.37.050.L)" standard, (2) a new row for 44 "Entry features (21A.37.050.P)" standard to be inserted after the row "Primary entrance design SNB 45 District (21A.37.050.0)", and (3) a new table Note number 3 inserted after Note 2, all of which shall 46 appear as follows: Standard District (Code Section) SNB CN CB CS CC CSHBD CG' TSA 2 LEGISLATIVE DRAFT 47 48 49 50 51 52 53 54 55 56 57 58 59 60 61 62 63 64 65 66 67 68 69 70 71 72 73 74 75 76 Ground floor V V V x residential entrances for dwellings with individual unit entries (21A.37.050.L) Entry features X' X' X' (21A.37.050P) 3. These standards only apply to single-family attached dwellings in this district. SECTION 4. Effective Date. This Ordinance shall become effective on the date of its first publication.
