of North Main and Hillside Avenue)
AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED
ORDINANCES OF SALT LAKE CITY, UTAH, 1965, RELATING TO ZONING AND
FIXING BOUNDARIES OF USE DISTRICTS.
WHEREAS, in response to the request of the change of zoning
initiated by Robert Wiltshire, said request being known as
Petition No. 575 of 1981, the City Council has held a public
hearing to consider the request and recommendation of the
Planning Commission that certain property involving the northeast
corner of North Main and Hillside Avenue (235 North) east to Loma
Lane, presently zoned Residential "R-5A" and Residential "R-4"
should be rezoned to a Residential "R-2" classification. Said
Council has also considered the testimony of citizens, various
planning and demographic data of the area. Based on said review
and deliberation, the City Council finds that the proposed
rezoning is appropriate in order to encourage the appropriate
development and growth within the Capitol Hill neighborhood that
will be compatible with the best interest of the particular
neighborhood and the development of the City as a whole.
Therefore, the City Council hereby adopts the following
amendments to the Use District Map provisions in Title 51.
NOW, THEREFORE, be it ordained by the City Council of Salt
Lake City, Utah:
SECTION 1. That the "Use District Map" as adopted by
Section 51-12-2 of the Revised Ordinances of Salt Lake City,
Utah, 1965 as amended, relating to the fixing boundaries of Use
Districts, be, and the same hereby is amended as follows:
Sec. 51-12-2. Boundaries of Use Districts. That the
following described parcels of residentially zoned land in Salt
Lake City, Utah, generally located on the northeast corner of
North Main Street and Hillside Avenue (235 North) extending east
to both sides of Loma Lane, currently zoned Residential "R-5A"
and Residential "R-4" are hereby rezoned to a Residential "R-2"
district classification, and the "Use District Map" is amended
and changed accordingly.
Residential "R-5A" to Residential "R-2":
Beginning at a point on the east line of North
Main Street, said point being 294 feet south of
the southeast corner of 300 North Street and North
Main Street, said corner also being the northwest
corner of Lot 7, Capitol Subdivision, part of
Blocks 1, 2, 3, 9 and 10, Plat E, Salt Lake City
Survey; thence running south 110 feet more or less
to the north line of Hillside Avenue; thence east
along said north line 145 feet to the west line of
Loma Lane; thence north 110 feet more or less,
along the west line of Loma Lane, to the existing
boundary of the "R-2" district; thence west 141.45
feet, more or less, to the point of beginning.
Residential "R-4" to Residential "R-2":
Beginning at the southeast corner of Gray Avenue
and Loma Lane, said point being the northwest
corner of Block 9, Plat E, Salt Lake City Survey;
thence running south 140.25 feet, more or less, to
the north line of Hillside Avenue; thence east
34.81 feet; thence north 140.25 feet, more or
less, to the south line of Gray Avenue; thence
west 34.81 feet to the point of beginning.
SECTION 2. This Ordinance shall take effect thirty (30)
days after the date of its first publication.
Passed by the City Council of Salt Lake City, Utah,
this 16th day of March 1982.
