046 of 1982 - Zoning Map Amendment Brickyard Shopping Center MICRO' lilvfltz� P 82,63 �lz447 - SALT LAKE CITY ORDINANCE No. 46 of 1982 (Rezoning interior portions of the Brickyard Shopping Center from "C-1" to "C-3A") AN ORDINANCE AMENDING SECTION 51-12-2 OF THE REVISED ORDINANCES OF SALT LAKE CITY, UTAH, 1965, AS AMENDED, RELATING TO ZONING AND FIXING BOUNDARIES OF USE DISTRICTS. WHEREAS, in response to the request for a change of zoning initiated by Brickyard Associates, said request being known as Petition No. 20 of 1982, the City Council of Salt Lake City, Utah, has held public hearings before its own body and before the Planning Commission, and has taken into consideration citizen testimony, planning and demographic details of the area as part of its own deliberations. Pursuant to these deliberations, the Council has concluded that the proposed change from the existing Commercial "C-1" zoning within the interior portion of the Brickyard Shopping Center to a Commercial "C-3A" classification is appropriate for the development of the existing commercial community in that area. THEREFORE, the City Council of Salt Lake City, Utah, hereby adopts the following amendments to the Use District provisions in Title 51. Be it ordained by the City Council of Salt Lake City, Utah: SECTION 1. That the Use District Map as adopted by Section 51-12-2 of the Revised Ordinances of Salt Lake City, Utah, 1965, as amended, relating to the fixing of boundaries of Use Districts, be, and the same hereby is, AMENDED as follows: Sec. 51-12-2. Boundaries of Use Districts. That the following described parcel of land in Salt Lake City, Utah, presently zoned Commercial "C-1", generally known as the Brickyard Shopping Center in the vicinity of 1300 East and 3300 South (excluding that portion of the Center which involves the Harmon shopping area fronting 13th East Street, is hereby rezoned to a Commercial "C-3A" classification and the Use District Map is amended and enlarged accordingly. Commercial "C-1" to "C-3A" BEGINNING at a point on the centerline of a 20 foot wide right of way for the Jordan and Salt Lake Canal, which point is also located on the West boundary line of the Crow-Wallace Venture property as described in Warranty Deed recorded February 8, 1979, as Entry No. 3234877, in Book 4811, at Page 1319 of the official Records of Salt Lake County Recorder, said point also being more particularly described as South 1294.68 feet and South 89°47'10" West 774.16 feet from the East quarter corner of Section 29, Township 1 South, Range 1 East, Salt Lake Base and Meridian; and running thence North 19*23150" West along the West boundary line of said Crow-Wallace Venture property 76.86 feet; thence North 26°34123" West 14.29 feet to a point 0.25 feet, more or less, Westerly from an existing concrete fence; thence North 2*10 20'1 West parallel to said fence 62.92 feet to a point 1 .50feet East of the West right of way line of the said Jordan and Salt Lake Canal; thence North 0°12150" West parallel to said fence and said West right of way line 259.47 feet; thence North 22*30127" East 36.20 feet; thence North 2*20100" East 234.21 feet to the South boundary line of the Brickyard Road; thence North 88*00' West 127.51 feet along said Road to a point of a 696.80 foot radius curve to the right; thence Northwesterly 273.63 feet along the arc of said curve to a point of a compound curve to the right, the radius point of which is North 34*30' East 800.00 feet; thence Northwesterly 328.12 feet along the arc of said curve; thence North 42*00' West 263.60 feet to a point of a 240.00 foot radius curve to the left; thence Westerly 565.49 feet along the arc of said curve % rL to a point on a compound curve to the left the radius point of which is South 87*00' East 450.00 feet; thence Southerly 272.18 feet along the arc of said curve; thence South 31*39111" East 177.14 feet to a point of a 320.00 foot radius curve to the right; thence Southerly 177.14 feet along the arc of said curve; thence South 0'08146" West 33.82 feet, more or less, to the North boundary line of Lot 2, Block 27, Ten Acre Plat "A", Big Field Survey; thence West along the North line of said Lot 2, 41.59 feet, more or less, to the Northwest corner of said Lot 2; thence South 0*01 ' West 211 .82 feet to the Southwesterly boundary line of Lower Cottonwood Canal; thence South 54*34' East along said Southwesterly boundary line 46.64 feet; thence South 50°23' East 118.65 feet; thence South 64*51 ' East 76.84 feet; thence South 56*54' East 57.96 feet; thence South 42' East 72.06 feet, more or less, to the Northwest corner of the H.B.
