Amanda, below are comments regarding the Boyer Company District North Project.
We are writing regarding the Boyer Company District North Development at 523 West 200
North. The following are issues of concern that we request be addressed in this proposal:
Lack of 3 Bedroom Units--It is concerning that the development is composed of only
studio and 2-bedroom units. Our organization advocates for a mix of housing
opportunities for a variety of individuals and families. The lack of three-bedroom units
limits opportunities for families to rent on the west side. We request that the developer
consider modifying this plan to include three-bedroom units. The city housing report card
indicates that “Salt Lake City is the place for a growing, diverse population to find
housing opportunities that are safe, secure, and enrich lives and communities.”
This development limits those opportunities without a mix of 3-bedroom units which the
city should be advocating more as they review plans for new development;
Parking Concerns--The proposal indicates that it meets the parking standards for the
city. We recognize reduced parking requirements in transit-oriented zones is a current
policy. However, many housing projects on the westside of Salt Lake do not have
adequate parking. This creates overflow parking on the streets in the single family
residential and business areas. This is problematic for businesses and the neighborhood
residents and issues to correct this problem must be addressed. We suggest
implementing limited parking on the street except for single family residents or business
owners similar to other parts of the city such as the capitol and university areas.
Design Elements--The narrative indicates that the project evokes a “brownstone
aesthetic”. Based on review of the plans, it does not look like it evokes a true
brownstone aesthetic. We suggest the city staff review this proposed design feature and
add more stringent components to ensure the brownstone aesthetic is created and that
this and other projects fit in better with surrounding neighborhoods.
